Cabin & Property Rules

 

The following cabin rules ensures our cabin will be enjoyed by many for years to come. We thank you in advance for adhering to these rules and treating our cabin with respect.

Check-in after 4:00 pm

Check-out before 11:00 am

​

The primary renter is considered the person whose name is on the vacation rental agreement.

​

Cancellation policy: 100% refund if canceled before 14 days of check-in date. 50% refund if canceled between 14 and 7 days before the check-in date. 0% refund if canceled between 7 and 0 days before check-in date.

​

Max overnight guests: 8 (this includes children) - Violation of more than 8 overnight guests will result in immediate eviction with no refund. 

​

Minimum age of primary renter: 25 – Within 3 days of booking, the primary renter will provide evidence of their age by submitting a photo of their driver’s license. Without proof of age, the lockbox code will not be provided. A guest list with the names and ages of all guests staying at the cabin will also be provided within 3 days of booking. The guest list can be updated before arrival. (This helps prevent college parties - It has happened before.)

Max number of cars in the driveway: 2 (per county law) -  No street parking is allowed.

​

The primary renter is responsible to notify all guest in the home of the cabin/property rules.

​

There is a $60 property damage insurance fee per stay (we use InsuraGuest). To see a list of what is covered, click here.


The primary renter is responsible for all damages not covered by "InsuraGuest.".

​

No pets

​

No smoking (Smoking outside is ok as long as no evidence is left behind.)

​

No parties or events – Fun family or friends get-to-gathers are perfectly fine. But no rowdy/noisy gatherings.

 

No fireworks (sparklers in the driveway is ok – and fun!)

​

No charcoal grills are to be used on the wood deck or porch. 

​

No propane oil fryers are to be used on the wood or porch.

​

Be mindful of the next renters and do not cook with strong spices that will linger in the cabin for the next guests.

​

Respect the community and keep noise levels to a minimum.

​

Quiet hours are between 10:00 pm and 9:00 am (the neighbors appreciate it). If any neighboring residents report excessive noise or unruly behavior, you and your quests may be evicted without a refund.

​

Do not try to open any closets or cupboards that are locked. They contain the owner’s personal items.

​

New high quality slate pool table – respectfully, we ask that no children under 18 be allowed to use the pool table unless they are using it with an adult to help them (pool sticks are not light sabers). Please, do not place drinks on the felt or edge of the pool table. Please replace cover when not in use.

​

Hot tub use is at your own risk. Owners are not liable for any injury, or death that may results from use of the hot tub. Read hot tub rules posted beside the hot tub before use. No infants or toddlers allowed in the hot tub. No young children are allowed in the hot tub unless they can stand on the bottom and have their head remain completely out of the water. Direct and constant adult supervision of children big enough to use the hot tub is mandated. Children who are big enough to be in a hot tub should not use it for more than five minutes at a time. There should always be an adult designated to maintain constant visual contact with children whenever they are near the hot tub. If a bather feels sick to their stomach, dizzy and/or sleepy, they should exit the spa immediately. Hot tub bathers are required to bath first if they have sunscreen on. Oils in the hot tub can make cleaning a nightmare. When the hot tub is not in use, the cover must be on. If left off, water can evaporate below the intake valve and cause damage to the pump. The hot tub is drained, cleaned, and refilled between rentals.

Indoor gas fireplaces are only to be used between October and April. On May 1st the gas to the indoor fireplaces are turned off. The gas is turned back on October 1st. Please, do not turn on the indoor fireplaces when the air conditioner is running.  Do not add real wood to the gas fireplace. Do not roast marshmallows in any gas fireplace. DO NOT MOVE THE LOGS – damage will occur.

​

Outdoor firepit – Tons of fun! But, please do not roast marshmallows on it. The gas to the gas fireplace is never turned off. It can be used year round.

​

Clean the gas grill after use. Housekeeping does not clean the gas grill. Kindly, clean the grate well after use and replace cover once grill has cooled. No roasting marshmallows in grill. No wood is to be used in the gas grill.

​

The kayaks are for owner’s use only. However, 10 minutes away from the cabin is a lovely beach/recreation area that rents kayaks and other fun water toys. Details are in the “Welcome Binder” at the cabin.

​

No candles in the cabin or on the deck. The cabin is pretty much made entirely of wood. It would go up like a match!

​

Kindly, we ask that all dishware/pots/utensils be either cleaned and put away, or left in the dishwasher (run it before you leave) on check out day.

​

Bathroom towels are not to leave the property. We kindly ask guests to bring their own beach towels for off property use.

​

DVD collection – Find it in the top couple of drawers in the dresser below the TV in the master bedroom. They are there to protect them from children. Please do not let children handle the DVDs. This is our personal collection that we are happy to share with you. Please return them to their cases in the same condition they were taken out.

​

Children shall not be left unsupervised in the cabin or anywhere else on the property. The cabin/property is suitable for “adult supervised children”; however, please note that the cabin/property is not baby or toddler proof. Parents are responsible for the safety of their children in the cabin and on the property. The primary renter is responsible for any damages children may cause to the cabin or property.

​

Please return all game and puzzle pieces to their proper boxes when finished. Please leave a note for the owners if pieces are missing so the owners can replace them. 

​

If something breaks, please notify the owner asap.

​

No illegal drug use or excessive intoxication on the property. Hot tubs and high decks can be dangerous, and the risk of injury/death increases with the use of alcohol and drugs.

​

Please leave the refrigerator in the same condition when you arrived. Do not leave food or spills in the fridge.

​

Adhere to the posted signs and warnings on the property.

​

Per county law - All trash must be contained in trash bags (not grocery bags or loose). No loose trash is to be placed in the outdoor trash cans. The lid must be closed tight to prevent animals from getting into it. Trash service is on Thursdays around 3:30pm. There is no need to move the trash cans. The men will walk to the cans and remove the bags.

Read over the “Check Out Instructions” in the welcome binder on the first day of your stay so you are prepared. If the cabin is in need of extra cleaning beyond what is typical, the primary renter is responsible for any extra fees the cleaning company may charge the owners.

​

Renters shall allow homeowners or service providers access to the property for purposes of repair and inspection.

​

Please, report any unsafe conditions to the owners immediately.

 

The backyard is steep and grown in. We do not recommend adventuring down the slope.

 

Special Septic Tank Rules

We are on a septic tank system. Septic tanks require special care in order to run smoothly. Please help us by:

  • DO NOT FLUSH “FLUSHABLE” WIPES DOWN THE TOILET – the system will clog.

  • Only use septic tank safe toilet paper.

  • Never flush feminine products, diapers, paper towels, etc.

  • Never flush bleach or antimicrobial cleaners down the toilet or any drain – it will kill the good bacteria in the tank that breaks up the solid waste. If they are not there to do their job, the system backs up and costs a lot of money to fix.

  • Only septic tank safe detergents (ecofriendly – phosphate free) or are to be used for cleaning dishes, laundry, or general cleaning. No BLEACH, OIL, or GREASE down any drains/toilet. This is very bad for the septic tank.

  • Only small amounts of food are permitted to be placed in the garbage disposer. Please throw food away in the trash whenever possible.
